Turnkey Airbnb Duplex for Sale · Birmingham, AL
This duplex for sale in Birmingham, AL is a turnkey Airbnb: two renovated, fully furnished short-term rental units, ready to host on day one.
The property
1712 12th Street South is a 1920 Birmingham duplex we took down to the studs and rebuilt as two separate Airbnb units: Unit A upstairs and Unit B downstairs.
Each unit has its own entrance, kitchen, living room and bath, so you can rent them separately to two groups, or together for a larger party. The finishes run warm and modern: navy and teal cabinets with butcher-block counters, a white brick fireplace, gold fixtures and furniture picked to photograph well.
Almost nothing big is left for the next owner to replace. The renovation covered:

* How we got to 31%
Cash-on-cash is the cash left over each year after expenses and the mortgage, divided by the cash you put in. Here's the math at 15% and 20% down.
| 15% down | 20% down | |
|---|---|---|
| Cash inDown payment + ~3% closing | $71,820 | $91,770 |
| Loan | $339,150 | $319,200 |
| Mortgage per year7%, 30-year fixed | $27,076 | $25,484 |
| Self-managedExpenses ~35% of revenue → $49,400 left before the mortgage | 31%$22,324/yr | 26%$23,916/yr |
Based on $76K annual gross revenue and the $399K asking price. Expenses include property tax, insurance, utilities and Wi-Fi for both units, cleaning, supplies, platform fees and repairs. Furnishings are included in the sale, so there are no setup costs. Each 0.5% higher interest rate costs about $1,300 a year. Some lenders require more than 15% down on an investment property or add mortgage insurance. These are estimates, not financial advice; your lender and actual expenses will set the real numbers.
** Cost segregation + 100% bonus depreciation
A cost segregation study splits the purchase into short-life parts (furnishings, fixtures, finishes, site work) that can be depreciated right away. With 100% bonus depreciation, all of it can come off your taxes in the first year.
Assumes 35% of the $399K price is land ($139,650), which can't be depreciated, leaving a $259,350 depreciable basis for the buyer (the renovation is already priced in). Estimate applies the split from a completed cost segregation study on a comparable Birmingham house, which reclassified about 20% of its depreciable basis: 14.2% to 5-year property and 5.8% to 15-year site improvements. Because 1712 is newly renovated and sold with about $25K of furnishings, new appliances, floors, fixtures and a new driveway, the short-life share is likely at or above this estimate, and more if the purchase contract lists the furnishings separately from the real estate. 100% bonus depreciation is permanent for property acquired after January 19, 2025 (One Big Beautiful Bill Act; IRS Notice 2026-11). Using these losses against W-2 or other active income generally requires an average guest stay of 7 days or less and material participation. Not tax advice; talk to your CPA and order your own study.
The Magic City
Tourism. Healthcare. Events. Growth.
Birmingham set a new tourism record in 2025 and runs on year-round demand: hospital and university travel, conventions, concerts and stadium events.
Location + demand
1712 sits half a mile from UAB Hospital, the center of medical care for all of Alabama. People come from every corner of the state, and beyond, for treatment, training and work here. That keeps demand steady in every season, not just on game weekends.
Source: UAB News, 2026. UAB Hospital is also the only Level I trauma center in central and north Alabama.
Traveling nurses, residents, visiting physicians and researchers who need a furnished place close to the hospital for weeks or months at a time.
People traveling to UAB for surgery, cancer care, transplants and specialist visits, plus the family members who come with them. Treatment schedules mean longer, repeat stays.
UAB students, visiting parents, graduations, conferences and recruiting trips, on top of Birmingham's concerts, games and weekend travelers.
Birmingham
Birmingham's short-term rental market is getting stronger as supply shrinks. Revenue per listing is up while the number of active listings has fallen, so fewer hosts are splitting more demand.

The two units
Rent them one at a time to two different groups, or together for families and bigger parties.
Enter through the yellow front door off the covered porch. A fireplace living room opens through an arch to a dining table for six. The navy kitchen has a breakfast nook, and the laundry closet has a full-size washer and dryer.
The lower level, with its own entrance at the back. It has a pink-and-teal living room, a teal kitchen with a breakfast bar, a walk-in glass shower and a stacked washer and dryer.
